We will do anything and everything that needs to be done. This includes cleaning the apartment, turning over the apartment, making repairs, etc.
Yes, most of the maintenance team live on-site and respond to emergencies should there be one.
You can submit an online work request through our website or call the office.
We handle work orders in the order they were received and by their priority.
You do not have to be present. You can give our teams permission to enter, and we will complete any work while you are away.
During business hours, you can come to the office, and we will assist you. After hours, you will need to contact after hours maintenance.
Yes, within reason. This does not include changing the paint color or making permanent changes to the interior.
Amenities
We have several amenities to offer including 3 pools, 3 jacuzzis, 2 fitness centers, 5 laundry rooms, 3 playgrounds, 1 basketball court, and gas BBQs. Please visit our amenities page for more information on our amenities!
All amenities are open from 8 AM to 10 PM daily, including weekends and holidays.
Yes, we have covered and uncovered parking available for our residents.
Yes, we allow cats and dogs. Some restrictions apply: contact us for questions on our pet policy.
We have a $30 monthly cat rent and a $350 cat deposit. For dogs, we have a $50 per month dog rent and a $500 dog deposit.
We allow dogs under 25lbs at full-grown maturity.
We do not have a dog park on the property; however, we have plenty of open grassy areas in which to walk your dog.
We have several standard appliances, including a stove, dishwasher, full-size fridge & built-in microwave.
No, but we can refer to a couple of companies that can provide furniture packages if need be.
Yes, we offer 3 and 6 month leases with an additional premium.
We currently do not offer corporate leases at this time.
We do not accept packages for residents, but we have package delivery boxes for our residents.
All of our amenities are open 8 AM to 10 PM daily.
Our gym offers several different workout options, including cardio machines, weight lifting options, recumbent bikes, and stair-climbers.
There are no fees for using the amenities. Our quiet hours begin at 10 PM.

You can apply for an apartment online through our website.
In most cases, it is right away. In some cases, it may take 24-48 hours for the application to be approved.
We will go over all up-front costs with you, and they will be reflected on an "Offer to Lease" document that you will have prior to moving in.
A great price does not mean great quality. Consider the apartment, the community, and the area in which you will be living.
You can pay with a personal check or money order in person or through our drop-box, or you can pay online via the resident portal.
You can set up your resident account to pay rent online. You can go to our website, click on resident portal, and create your account. Once you have an account, you can click on "paying rent" and set up your account for paying rent.
Yes, renter's insurance is required at your property. We can refer you to a company if you need an option!
Gas is included for the hot water heating. Residents are responsible for paying all other utilities.
You will need to call the electric company before you move in to coordinate with them. Other utilities, including water, sewage, and trash, are set-up by us.
Our preferred provider is Cox Communications. They are offering your 1st 30 days free for your wi-fi.
If your friend lives here, they will receive $400 after you move in. If they do not live here, they will receive $300.
You are responsible for your guests at all times. Any guest staying more than 14 days must have approval from management.
Our 12-month lease will offer the best price. We offer short term leases, but there are premiums.
No, we do not allow for subletting at this time.
You will need to pay the buy-out fee listed in your lease agreement. Additionally, you will need to re-pay any "lease discounts" you were given at move-in.

There is a public bus stop very close to our main entrance on Douglas Dr.
We are located near shopping, banking, restaurants, Camp Pendleton, the San Luis Rey Mission, freeways, a public golf course, walking and bike paths, plus much more.
We are located in the Oceanside Unified School District.
The nearest dog park is 4-5 miles away. However, we have plenty of green grass and landscaping for you to walk your dog right here!
Yes, there is a bike path located on the south side of the property. These trails run along the San Luis Rey River and go down to Oceanside Harbor.
There are many shopping areas very near the property. The Westfield Mall is only 3 miles away.
We have a Starbucks located about 1 mile from the property.
Directions
We would recommend that you use Google Maps or Apple Maps to find our community. However, if you exit Hwy 76 from I-5, go east 6 miles, exit on Douglas Dr, and go North 1.5 miles, you will see our community. Make a U-turn at N River Rd and turn right at Rainier Way at the light.
The nearest cross streets are Douglas Dr and N River Rd.
